Alright, people, listen closely. This is THE MOST IMPORTANT tip for marketing your short-term rental!!!

We live in a digital world where most of us will be using social media or websites to market our rentals. These platforms are also where our tenants will book their stay. Be consistent with sharing high-quality photos of your property! Your audience should be able to experience what their stay will be like through your pictures alone. 

Will they have a relaxing, serene vacation? Or a luxurious work getaway with great nightlife? Focus on the unique features and characteristics of the space. Remember to include the views from the windows and patio of nearby attractions and activities in the area. 

Pictures are the very first impression of your rentals. Be sure to make it a good one! 

Create a memorable stay to improve ratings and reviews

Word of mouth is the best form of marketing there is! Sometimes people want to hear it from someone on the same level as them. Meaning someone who was looking for a place to stay, found your unit, and fell in love with it. In order to secure top ratings, you have to create a memorable stay for each and every tenant, so they’ll want to share the amazing encounter they had communicating and booking with you. 

Have all essential items well-stocked, answer their questions and inquiries in a timely fashion, and be personable and professional. Share these reviews on your website and social media pages to show you are a credible host who goes above and beyond.

Create a nice, neat website for your business

Short-term rentals are not only a side hustle; it’s a business. So you should treat it like one to guarantee its success. When creating your business plan, take the time to make a functional website that gives your audience an idea of what it’s like to book with you. 

Write a killer bio to share a bit about yourself and why you decided to get into the short-term rental industry. Share the reason why it’s so important for you to provide a comfortable space for your tenants. Include those high-quality pictures you took of your various rentals and share the positive reviews previous tenants left after their stay.

If you are still in the process of creating a website for your business, no need to worry. Many of the platforms you’ll be sharing your rentals also give hosts the option of creating a profile page. You’ll want to focus on a detailed bio and photos of each of your listings.

Network with companies to increase awareness and receive services

Another great way to market your rental properties includes networking! The more you engage with other companies, the more you spread awareness about your rental business. The more you connect with these companies, the more likely they’ll be to share your page or refer you to some of their connections as well. 

Collaborate with related brands such as bedding or cutlery companies to host contests and giveaways. Make the criteria for entering these contests something along the lines of “liking” your post, tagging a friend, and sharing your page. The more times your audience tags a friend and shares your page, the more entries they get for the giveaway! And just like that, you’ve gained more followers in just a few days!

You can also exchange services with other business owners to contribute to your marketing efforts. Offering a complimentary stay to photographers and videographers is a great way to get the high-quality content you need to attract new tenants.

Interact and engage

While networking is essential for building connections, remembering to interact and engage on a casual level is also vital for marketing your short-term rental business.

Spend time following nearby stores and attractions on social media and interacting with people in the comments. Engage with the people who visit the town and surrounding attractions. Don’t be afraid to say something similar to “Hey, the next time you’re in town, book a stay with us!”

Join various Facebook groups to interact with people who love visiting your rental area or their nearby attractions. Search for groups like “I love Orlando” or “Disney World fanatics”. In these groups, you’ll find many people asking for suggestions for places to stay while planning their next trip.

Utilize hashtags and tag locations

Just like with any business on social media, we want to make sure we’re using all of the tools these platforms offer to maximize our marketing efforts.

This means posting content using various features like carousel posts, reels, IGTVs, and lives. Along with utilizing hashtags and geotags to increase the reach of your content.

In a lot of ways, social media serves as a search engine. Your audience will search or click on these hashtags and locations to learn more about something or get suggestions. Make sure your content shows up in these hashtags and locations by using ones relevant to your business.

You can tag locations such as the city, town, or state that your rental is in. Or even nearby beaches, malls, and amusement parks.

Place hashtags in your caption or comment section that are relevant to your rental or ones that your audience may be searching for. For example, vacation rentals, rental property, Airbnb host, Jacksonville Florida, Visit Orlando, I love Disney and getaways.
